As we find ourselves in the midst of a relatively flat real estate market, it's essential to remember that markets naturally ebb and flow. Various factors contribute to these fluctuations, including the time of year. Traditionally, the Spring and Fall markets are stronger, bustling with activity as buyers and sellers capitalise on favourable conditions. Conversely, we are currently in the heart of the summer market, a period typically marked by a slower pace.

Interest rate changes also significantly impact market dynamics. A hike in rates can dampen buyer enthusiasm, while a cut can stimulate activity. Even media commentary plays a crucial role, influencing buyer and seller behaviour with every headline.

For most of my clients, who are not primarily investors, decisions are driven by life changes rather than pure market speculation. Whether it's first-time buyers stepping into home ownership, families moving up in the market, downsizers seeking simplicity, professionals being transferred, or individuals transitioning into assisted living, the core of their decision-making process revolves around personal needs and circumstances.

In these scenarios, while market factors certainly have a place in strategizing and pricing, they are not the sole determinants of whether to make a move. The decision to buy or sell a home is often more about aligning real estate actions with life events and goals.
